JDA has suggested making changes to the master plan for the year 2025 to account for these leniencies. Under the new plan, JDA will give its approval to housing projects in U2 zones that are less than 10 acres in size. Before, people could only settle in the U2 region on plots of land larger than 10 hectares.

A senior town planning official said, “A plan has been made to let real estate agents build a housing complex on less than 10 hectares.” But we are still waiting for the state government to say yes.

The official said that the JDA’s master plan for the year 2025 lists the area with a lot of people as U1. Most of the land in U2 has not been developed and is not good for farming. So far, the JDA has only shown how land is used up to the U2 zone.

Officials are said to have come up with the idea because big real estate companies were building housing developments and giving out property titles backwards, but small landholders couldn’t do either.

Urbanisable Area

Jaipur is following the new way that cities are growing, which is marked by rapid urbanization and the rise of urban areas with no clear borders. Traffic pollution is ruining two kilometres of a road that winds uphill and is steep. Because of this, the governments of India and Rajasthan have named this road a cultural landmark (Transport Nagar Junction to Chulgiri crossing).

To make sure this major road is safe, JDA started building a 2800-meter-long tunnel that includes a Twin Tube Tunnel that is 858 meters long and connects at two points.

Towns on the Expanding Periphery

Master plans have been made for Jaipur’s 11 satellite towns and 4 growth centers to make sure the area grows in a way that is fair and sustainable. The growth of the city’s population and the stress on its infrastructure caused by people moving to the main city will be eased in part by the growth of these satellite towns. By boosting economic growth, the growth of these towns will help the communities around them find new job opportunities.
